Property Maintenance
I’m a licensed residential builder and have a large pool of contractors and repair workers to choose from if your property requires work. These are long-term contacts I've made over the years while renovating houses.
I get great prices on big ticket items like new HVAC, roofs, concrete driveways, bathroom and kitchen remodels, and interior repaints. I’m certain I can offer savings through my contacts if you choose to use.
Typical maintenance issues I encounter are an occasional backed up plumbing line, leaky sink or running toilet or a faulty kitchen appliance. I’m able to get these problems addressed quickly and affordably.
Property Acquisition & Renovation Services
Great deals can be found when purchasing properties that need to be renovated or remodeled. I can help you find future investment properties and can manage the entire renovation for you. When the renovation is complete, you’ll have increased the equity of your investment making it even more profitable!

About
My name is David McKelvie and I own and manage a portfolio of single and multifamily properties in Southeast Michigan (primarily in Oakland, Wayne, and Macomb Counties). My passion is real estate, construction and property management. My rental properties have been fantastic investments and that's how you should feel about yours as well.
My degree is in Construction Management from Eastern Michigan University, and I am a licensed residential builder and licensed realtor. I have been in the business eight years and have a thorough understanding of residential construction.

Costs
Onsite Rental Management LLC charges the first month’s rent for new tenants. From that point on there is an 8% monthly management fee that is only collected after the tenant pays in full. If the tenant does not pay for the month, I do not receive the monthly management fee. I also do not charge a yearly rental renewal fee.
Additional fees are the cost(s) the City requires to register your rental, which is typically $150-$300 every other year and includes an inspection.
The monthly fees charged by Onsite Rental Management LLC will be recouped by the property owner in the way of savings on maintenance costs and my ability to choose only high-caliber tenants.
Accounting documents will be provided at the end of every year.
